How Effective is Virtual Staging?
Virtual Staging can be quite realistic and beautiful sometimes. It can be useful in getting prospective buyers to come and view the property.
However, I see two problems here;
- Companies that promote virtual staging, place furniture in a house using a computer program. They are not Stagers, therefore they do not have the education to understand the staging principles and techniques. We might see a pictures of a virtually staged property with furniture placed blocking an entryway or in odd places where we wouldn’t necessary put furniture, art or accessories. While virtual staging can be inexpensive, it might not be very effective.Professional Home Staging is an effective marketing tool for sellers. It helps buyers visualize themselves in a space and see the purpose and scale of a room. Virtual Staging might not be worth the investment as only the pictures are staged but not the actual listing.
- What happens when buyers arrive to the house and find it to be empty?…any buyer is going to feel disappointed and tricked by fake furniture in in the listing pictures. We have all had a friend who went on an online date with their dream partner only to find that this person is 15 years older and 10 pounds heavier than their profile picture. That’s the feeling buyers get when they walk into a vacant property after being seduced by virtually staged images.
The purpose of staging is not just tp make a space beautiful, but also to show how it can functions. In this case, virtual staging failed in several ways.
In conclusion, Professional Home Staging is the best way to promote and differentiate a home in the real estate market because there is no substitute for the real thing.
